St. Tinney is peacefully located on the outskirts of the ancient tiny hamlet of Otterham in North Cornwall, a large private rural estate of rolling farmland, close to the sea and some of the best sandy and surfing beaches in the UK.

 

A small, quiet family owned and run business we have been awarded a “Certificate of Excellence” by Trip Advisor, putting us in the top 10% of their best holiday destinations and our visitors have given us a 5 Star rating.

 

We believe that our offering is unique. All of our lodges are very well spaced with a clear 11 metre gap between them, you will never be overlooked or feel pinned in. Every lodge commands views over the beautiful rolling countryside and our premium lodge plots overlook our lakes.

 

We have our very own “country pub” style bar onsite, for the exclusive use of our guests and acres of private grounds for you to explore and walk around at your leisure. We welcome dogs and have a huge exercise field where they can be let off the lead to burn off energy.

 

Unlike some “Lodge Parks” who offer lodges that are little more than static caravans, we have partnered exclusively with Omar and the Wessex Lodge Group, who produce a high quality product that truly feels like a home from home.

 

You won’t find any Tarmac at St. Tinney, neatly trimmed topiary, cabaret or evening “entertainment”.

 

You will find a warm welcome, business owners that live on site and are always on hand should you need us, a safe, quiet and relaxing space to enjoy time on your own or with family.

 

We offer a very low annual pitch fee and a very long Licence Agreement term of 125 years.  We do offer a “Try before you buy” option, where we invite you to stay at St. Tinney before your purchase, so you can get a genuine feel for what life at St. Tinney is really like.

 

2024 pitch fees are included with the purchase price.

We regret that we can only sell you a holiday lodge at St. Tinney if you are a UK resident, with a permanent UK residential address.

Prices and your own specification

You can buy your own luxury bespoke holiday lodge, made by Omar from £169,999 for a two bedroom model or £179,999 for a three bedroom model, on our Meadow field with countryside views, or a  Wessex Lodge with a lake view in the Valley from £249,999 for a two bedroom  and £259,999 for a three bedroom lodge, nestled in acres of beautiful private grounds.

 

 

As part of our unique offering, the lodges are built to order and you can choose final specifications, furnishings, flooring, log burners, kitchens, wall paper and even change the floor plan and room layout if you wish, or simply buy the elegant standard model.

 

Our existing buyers have found this ability to tailor any aspect of their lodge design to suit their own tastes and requirements a very rewarding and satisfying experience and there is often no additional cost for small changes to decoration or furnishings.

 

The farm and lodge development

Our beautiful 34 acre farm is nestled in rolling rural countryside, a stones throw from the sea.

 

125 year agreement

The lodges come with a 125 year holiday site licence. When you buy the lodge, you own it outright as you would any luxury item such as a yacht or supercar. The licence agreement means that you can keep it sited here for 125 years, or indeed you can move it off site at any time should you so choose.

Access for 12 months of the year

The lodges can be used for holidays for 12 months of the year. Although they are essentially a second home and built to full residential specification, our planning consent stipulates that they cannot be your main place of residence. You must have a permanent address elsewhere.

Buying a lodge is about treating yourself to a luxury leisure item, much like buying an expensive car or yacht. It should not be compared to buying a bricks and mortar property, they are simply not the same thing.

Our lodges are of a very high specification, fully furnished and once sited, give you the opportunity to enjoy your leisure time whenever you choose, in a beautiful location on a safe, secure and managed 34 acre private rural estate with an onsite swimming pool, licenced bar and easy access to stunning local surroundings, amazing beaches and a wealth of places to visit and explore.


Most importantly it’s an investment in yourself, buying time to enable you and your family to relax, a place in the country to which you can escape when you want, at a price point hundreds of thousands of pounds less than you would be able to buy a fully finished bricks and mortar property in this area of Cornwall, with access to the same level of facilities.


We live on the farm, we or members of our dedicated small team are always on hand or minutes away by phone. You do not have to worry about the extensive renovation work that you may have to conduct when buying a bricks and mortar property, or it’s security, or remote management.

If you are at the start of your journey into exploring whether buying a lodge is right for you, we would advise that you compare the lodges offered by various different manufacturers, the term lodge is applied to a very wide range of products from a huge number of different companies and the quality of them differs enormously.


Some are barely more than static caravans, dressed to look like a lodge, most, including the ones we are offering for sale are designed to comply with mobile home regulations for planning purposes and although they are completed on site, the basic structure and fabrication is completed at the manufacturers production facility and they are delivered to us in two halves.


We have been running St. Tinney as a succesful holiday letting business for over 30 years.


Customer care and satisfaction is at the core of everything we do. We also care about St. Tinney very much and love it dearly. We needed to be able to partner with a company who could deliver a product that we believed in.

Our lodges have planning permission for 12 month holiday use. This means that you can use the lodge all year round for holidays, but you must also have a permanent address elsewhere in the UK. If the lodge had full residential planning permission it would be worth 3 times the asking price.

The short answer is no. It did not even occur to us when we started selling lodges, that anyone would ask this question, but it is one that we are actually asked a lot. We are a small family owned and run business and we would want to meet you in person before you purchased a lodge here, we are in this for the long term and we would want to ensure that you are happy with us and the location.

The lodges are sold with an extendable 125 year Licence Agreement, you buy and own the lodge outright and the licence agreement permits you the right to site it at St. Tinney Farm for 125 years. You can remove it and re-site it at another park if you so wish. We are members of the British Holiday and Home Parks Association (BH&HPA), the regulatory body for our industry. Our licence agreement is based on the standard industry licence agreement developed by the BH&HPA, to give the purchaser transparency and peace of mind and to enable lodge purchase without the need, or expense of involving solicitors, unless you so wish.

If you buy a lodge at St. Tinney, lodge owners can bring up to two of their own dogs, but we do ask that they are kept on a lead apart from in the designated exercise field.

Yes, there is an annual site fee, currently set at £2,660 including VAT.


The site fee includes:

  • – Basic care and well-being checks on your lodge when you are not onsite.
  • – Access to a picturesque 34 acre private country estate with stunning views, nature trails and an abundance of wildlife including; kingfishers, owls, deer and otters.
  • – Fishing rights to our 5 well stocked, coarse fishing lakes.
  • – Summer swimming in our private outdoor heated pool.
  • – Use of our games room offering pool, air hockey, table tennis and table football.
  • – Membership of our ‘Country pub’ style club bar, that serves locally produced food & drink.
  • – Maintenance of the grounds.
  • – Refuse & waste water collection.

You will need to insure your lodge and its contents as you would with any other home. You will also need to pay for a TV license. Use of water, gas and electricity are metered and will be billed to you directly as you use them.

Included with your lodge ownership is access to our licenced club bar and restaurant, the St. Tinney Arms, access to our extensive nature trails, use of our games room, games field, swimming pool, children’s play areas and our 5 fishing lakes.
